01 / Commercial sales

Buy or sell a commercial building

For buyers

Tell me what the building needs to do for you. For an industrial bay, that might mean truck access, loading height, power and yard space. For retail or office space, it might mean frontage, parking or room to expand. I'll use those requirements to narrow the search and flag what needs confirming before an offer.

For sellers

I'll review comparable sales alongside your leases, vacancy, building condition and upcoming repairs. A business buying for its own use may value vacant possession. An investor will want to understand the income they'll take over. We'll use that difference to decide how to price and market the building.

02 / Commercial leasing

Lease a space or find a tenant

For tenants

Share your use, size range, move-in date and monthly budget. I'll compare the base rent, additional rent, tenant improvements and renewal options so you can see how each space would work for your business.

For landlords

We'll work through the space available, permitted uses, possession date and improvements you're prepared to offer. When proposals come in, we can compare the term, incentives and effective rent alongside the face rate.

What does a lease rate mean per month?

For illustration, 3,000 rentable sq. ft. at $18 base rent plus $6 additional rent per sq. ft. per year works out to $6,000 a month before applicable tax and any separately billed costs. On an actual listing, I'll check what's included and which costs can change.

03 / Multifamily investment

Buy or sell a multifamily investment property

Buying an apartment building

Start with unit count, location, budget and your plans for the property. I compare the rent roll with actual collections, vacancy and operating expenses, then flag upcoming capital work. You'll see what the building earns today and which assumptions a higher price depends on.

Selling an apartment building

I'll help you assemble a rent roll, operating statements, a unit mix and a record of major repairs. We'll compare similar sales and income, set an asking strategy and agree on how qualified buyers can access information and arrange showings around tenants.

Questions owners, tenants and investors ask

Where do you work outside Kamloops?

I work with clients in the Thompson-Nicola and Shuswap areas of the BC Interior. Tell me the community and property type so we can discuss the local comparables and the authority to check for permitted uses.

How do I check if a space can be used for my business?

Start with the address and a specific description of what you'll do there. For a property within the City of Kamloops, the City's zoning information service is a starting point for checking permitted uses. We'll also review any use restrictions in the lease. City of Kamloops zoning information.

What should I bring to a first multifamily conversation?

For a sale, the location, unit count, approximate occupancy and timing are enough to start. For a purchase, bring your target communities, building size and price range. We can arrange how to share detailed financials after we speak.

What are you looking to do?

In the message, tell me whether you're buying, selling or leasing, the community, and your timing. If it's an apartment building, include the approximate unit count. I'll use that to start our conversation.
