Institutional real estate in Kamloops and the BC Interior

When a property decision goes to a board, council or investment committee, the group needs to know which options it has and what it's being asked to approve. I help organizations buy, lease and sell real estate, from the first property brief through negotiations and completion.

01 / Who I work with

What does your organization need to decide?

Government bodies and Crown corporations

For a site search, relocation or surplus property sale, I can compare options against your service area, occupancy needs, budget and procurement process. We'll identify who can give instructions and when staff need material for approval.

First Nations governments, bands and development corporations

Your Nation sets the priorities, who participates and how a decision moves forward. Whether the goal is land acquisition, a community facility or an income property, I'll build the property comparison around the criteria and process your designated representatives set.

Real estate syndicates and investment groups

I support the property side of a syndication. For an acquisition, I compare rent rolls, operating history, major repairs and likely exit options. For a sale, I help the authorized representative bring the property to market and present offers to the group.

Societies and nonprofits

Should the organization renew a lease, buy its current location or move? I'll compare occupancy costs, renovation needs, accessibility and disruption to services, and put the trade-offs into a brief your board can use.

Lenders, receivers and foreclosure files

For a lender-directed or court-supervised sale, I start with the authorized contact and counsel's instructions. I can provide a market pricing opinion, coordinate access, document market exposure and summarize offers in the format the file requires.

Publicly traded companies

For acquisitions, leases or dispositions, I can screen sites against your operating requirements, coordinate diligence with the authorized team and prepare property comparisons for internal approvals. We agree up front on who receives updates.

02 / The mandate

From property brief to decision

1. Set the brief

We write down the objective, who's authorized to give direction, the budget, the decision date and the approvals your team identifies.

2. Compare the options

I prepare a side-by-side comparison using criteria you choose. That might include total occupancy cost, time to possession, capital work or the effect on community services.

3. Prepare the decision

You'll have the options, trade-offs, open questions and the next approval in one place. Your team can see what it knows, what still needs diligence and who will confirm it.

4. Carry out the instructions

Once directed, I coordinate property access, negotiations, diligence dates and reporting with your authorized team and professional advisers.

A board deciding whether to lease or buy

A lower purchase price can still mean a bigger first-year cash requirement once renovations and a move are included. For a board meeting I'd put those costs beside the lease option, along with access for clients, time to open and the date a decision is needed.

Before you reach out

Can we speak before the board has approved a purchase?

Yes. We can scope the options and identify what information the board wants before it authorizes a search or offer. Let me know whether you're gathering information or already have authority to proceed.

Can a First Nation set its own evaluation criteria?

Yes. Your designated representatives identify the priorities and approval process. I'll organize the property information around those priorities and flag questions that need input from your lands team or advisers.

What should a lender or corporate representative share online?

Your role, a callback number, the general location and the decision or deadline are enough. Keep borrower or tenant names, non-public corporate information and documents for an agreed channel after the initial call.

Get in touch

What decision is coming up?

In the message, include your role, organization type, general location and next decision date. A sentence on whether you're looking to buy, lease, sell or compare options gives me a place to start. A callback request is enough for a sensitive file.
