Project development & marketing in Kamloops

What should you build, who will buy or rent it, and at what price? I help landowners, builders and developers across the BC Interior answer those questions before they commit to a design or launch a project.

01 / Land & development potential

Is it worth taking this site further?

If you own the land, the first decision might be whether to sell it today or invest in planning work. If you're buying, it might be how much to offer and which questions to resolve before going firm.

Start with the parcel

I'll review the location, access, surrounding uses and comparable land sales. Together we'll separate what the property allows today from what depends on rezoning, servicing, parking or approvals. Your planners, engineers and the relevant authority can then confirm the technical questions.

Set a decision point

You'll have a short list of options, the assumptions behind each and the next item worth spending money on. Sometimes that's a preliminary layout. Sometimes it's a servicing estimate that could change what you can afford to pay for the land.

02 / Market feasibility

Test the unit mix before the plans are fixed

For a townhouse, condo, purpose-built rental or mixed-use project, I compare competing floor plans, asking prices, recent sales or rents, and how quickly comparable units have sold or leased. We can then test the proposal against your team's cost, financing and timing assumptions.

A decision we could test together

Suppose your concept trades two one-bedroom apartments for one larger two-bedroom. I'd compare the combined achievable rent for the smaller units with the larger unit's rent, then look at parking, storage, vacancy and time to lease. Your designer and cost consultant can price the layout change before you choose a mix.

03 / Project marketing

Build a sales or lease-up plan around the units

New homes for sale

I'll put together a unit-by-unit price list, including differences for outlook, outdoor space, parking and floor level. We'll agree on release timing, a launch budget, floor plans and sales materials, plus how the sales team will respond to inquiries and book appointments.

Purpose-built rental

I'll compare rents by layout and size, review competing incentives, and work backwards from the planned occupancy date. The lease-up plan covers listing materials, tour scheduling and the handoff to the property management team.

What you'll see after launch

I'll report inquiries, tours, signed sales or leases, remaining inventory and feedback by floor plan. If one layout gets plenty of tours but few commitments, we'll look at what people said about price, storage or parking before considering a project-wide incentive.

Questions to ask before you launch

Can we talk before I have drawings?

Yes. A location, rough project idea and the decision you're facing are enough for a first conversation. A sketch or preliminary unit count helps if you have one.

Where do we start with approvals in Kamloops?

Start with the parcel, current zoning and proposed use. I can help organize the market questions while your planning team confirms the approval path with the City. For a site elsewhere in the BC Interior, we'll identify the authority responsible for that parcel. City of Kamloops development permit information.

When can we start promoting a presale project?

We can prepare pricing and launch materials in advance. Before any public promotion, we'll confirm with the developer and their legal team which requirements under BC's Real Estate Development Marketing Act apply and when marketing may begin. BCFSA development marketing guidance.

Project consultation

What's the next decision on your project?

In the message, include the community or site address, what you're considering, your current stage and the decision date. If you already have plans, a rough unit count is enough for our first call.
